Occupancy

The occupancy report shows how well your site is actually used — not in the abstract, but down to the day and the pitch type. It’s the foundation for pricing decisions, marketing campaigns, and investment planning.

CampOne automatically computes per period:

Occupancy ratenights occupied / nights availableClassic occupancy
ADR (Average Daily Rate)pitch revenue / nights occupiedAverage price
RevPAR (Revenue per Available Pitch)pitch revenue / nights availablePricing efficiency
Stay lengthtotal nights / number of bookingsLength of stay

Occupancy is calculated by occupied pitch-nights, not persons — the standard in Swiss accommodation, comparable with industry benchmarks.

Use the selector top right to choose aggregation:

  • Day: heatmap across the season, each day a cell (typically 365-day occupancy)
  • Week: bar chart week-by-week, useful for upcoming-week planning
  • Month: standard view for season summary
  • Season: against previous years (see Season comparison)

In the daily view you can immediately spot weak weekdays — Sunday to Wednesday nights, typically — where targeted offers are worth running.

The breakdown by pitch type often reveals demand isn’t uniform:

  • Standard pitches show high occupancy but low ADR
  • Comfort with electricity sells out faster in summer than Standard — possible price-adjustment signal
  • XXL is often free in shoulder season — a good candidate for early-bird discounts

Use the filters to hide individual types or compare them side by side.

A click on a cell (day, week, pitch type) opens the underlying booking list. You can trace the revenue back: online widget, channel manager, phone bookings?

A click on a single pitch opens its occupancy calendar — useful when checking whether a particular pitch is more often unused than its peers and might need reclassifying.

Every report can be exported:

  • PDF for board meetings or bank discussions, with logo and intro text
  • Excel with all data for further processing
  • CSV for analysis in your own tools (Power BI, Looker Studio)
  • Image (PNG) of a single chart for slide decks

Scheduled PDF reports are possible — e.g. a weekly summary every Monday morning. Configure under Reports → Scheduled delivery.

  • Occupancy alone is misleading. A 90 % occupied season at 30 % lower ADR is less revenue than 75 % at the same price. Always look at RevPAR.
  • Take weekday patterns seriously. Empty Sunday nights every week is a marketing lever, not a “law of nature”.
  • Compare year-over-year. Season comparison is more powerful than absolute numbers.
